Mould Inspection & Testing

What It Is

Mould inspection identifies mould growth and the moisture conditions that cause it. Our inspections combine a visual assessment with moisture readings and air sampling, so you know not just whether mould is present, but why — and how far it has spread.

Whether you spell it mould or mold, the health risks are the same — and so is our inspection process.

Why It’s Important

Mould exposure can trigger allergic reactions, asthma, and other respiratory issues, and hidden growth can quietly damage drywall, framing, and insulation.

Because mould is a symptom of a moisture problem, removing visible growth without finding the source usually means it comes back. A proper inspection identifies both, so remediation is done once and done right.

What’s Involved

Visual Inspection

A certified inspector examines the building for visible growth, water staining, and conditions that support mould.

Moisture Assessment

Moisture meter and humidity readings locate damp materials and identify the moisture source, including hidden problems behind walls and under flooring.

Air & Surface Sampling

Spore trap air samples and surface samples are collected and compared against outdoor baseline conditions.

Lab Analysis

Samples are analyzed at an accredited laboratory to identify mould types and concentrations.

Report

A clear report documents findings, lab results, the likely moisture source, and recommendations for remediation and prevention.

Common Signs of Mould Problems

  • Musty or earthy odours
  • Water stains on walls or ceilings
  • Past flooding, leaks, or plumbing failures
  • Condensation on windows or cold surfaces
  • Allergy symptoms that improve when you leave the building
